For large states where pricing varies significantly within state lines — New York, California, Texas, Florida, Illinois, and New Jersey — we break the data down further by metro area, since a single state average can be misleading. New York's statewide range, for example, spans Manhattan's premium pricing down to far more affordable Upstate New York markets.
